Don’t spend your time dealing with maintenance issues during your visits. Allow me to personally get your mountain property totally dialed-in and keep it that way. No more surprises, no more trying to schedule contractors and service providers over the weekend and having to be there to meet them, no more changing your plans to deal with issues that were unforeseen and could have been dealt with before you arrived. You can relax knowing that someone you can trust is making regular site visits to your home, and dealing with issues as they occur, keeping you in the loop the entire time.

I will be glad to discuss more details of the service, the pricing structure, ¬†and will provide references upon request. I will also send a sample copy of a typical property report for your review. If you choose to proceed with the service, I will send a written agreement stating the frequency of the visits, the cost, and my clearly defined responsibilities.The first step in starting Property Services is for me to get to know your property. I will conduct a free on-site property review and walk-through. I will then have you fill out an Owner Information Form that lists your contact information, preferred vendors and contractors, lists information about your home’s systems, thermostat settings, etc. Based upon my initial review and subsequent discussions I will:

  1. Generate a property review report documenting current conditions and provide a punch list addressing any issues that need immediate attention to get your house in great shape. I will also document the property photographically to establish a baseline for future reference.
  2. Establish written emergency procedures for your property, including where the mainline gas and water shut-offs are located, and how you would like to be contacted in the event of an emergency.
  3. Develop a seasonal preventative maintenance plan that is customized to your unique structures and property.
  4. Send you a written agreement that specifies the frequency of site visits, establishes your billing preferences, and gives a clear explanation of my responsibilities.
